A commercial mortgage or business mortgage as it is sometimes known, is a type of finance used to purchase commercial premises. This loan can be taken over the short term usually less than 12 months (such as a bridging loan) or a longer term up to 30 years. The loan is used to buy property such as an office block, shop, warehouse, industrial unit, hotel, bar, restaurant or similar. Development Finance is used when there is a requirement for the loan to be released in stages. This would usually be for something like the purchase of land, with planning permission to build a number of housing units. These builds often take up to 18 months and as a little more work is completed at various stages, the lender will release funding so you can pay for materials and labour. This allows the lender to reduce their risk…Rather than give you all of the money in one lump sum, they release funds little by little so they can get a Quantity Surveyor (QS) to check that the work has been completed to an adequate standard before they release any more money.
A bridging loan was traditionally used to buy property quickly, for example at an auction. However over the last few years, it is now being used to purchase investment properties because it is quick and simple and compared to a residential mortgage, relatively fuss free.
